The Process

design process

Conceptual design sketches, studies, illustrations and 3D presentationom the conceptual phase through the detailed construction drawing phase. Our clients remain engaged in every aspect of the design and budgeting process. By doing so, we are able to achieve the goal of a beautifully designed home that meets the Owner's requirements and expectations.  


1. Pre-Design Phase

  • Initial meeting with the client to discuss the project parameters and scope of work
  • Preliminary site evaluation and project planning
  • Perform fieldwork as necessary for renovation projects (i.e. field measure & photograph)
  • Create accurate as-built drawings in CAD
  • Research all zoning regulations, building codes and FEMA requirements

2. Design Phase (schematic design and design development)

  • Conceptual design sketches, studies, illustrations and 3D modeling presentations
  • Preliminary presentations and plan review conferences with client
  • Revise and further develop the design drawings reflecting client directed revisions
  • Preparing a preliminary Bid Set prior to the construction document/engineering phase
  • Evaluate preliminary contractor bids

3. Construction Document Phase

  • Engaging the services of a licensed structural Professional Engineer
  • Detailed construction drawings and specifications for the building permit
  • Review shop drawings and contractor submittals

  4. Bidding or Negotiation Phase

  • Assistance in obtaining and evaluating all bids or proposals

  5. Construction Phase

  • Site inspections, project management and contract administration

The primary focus of McCoy Residential Designs, Inc. lies in the custom housing market, with an emphasis on coastal flood zone projects. Our work includes new construction and renovations of varying size and complexity. 


Past and current project descriptions include: new custom designed single and multi-family dwellings, renovations, alterations and additions, historical preservation/rehabilitation, feasibility studies and new product development for homebuilders and developers.


Our renovation projects typically involve alterations and additions. In most instances, our work is affected by FEMA's Substantial Improvement regulations. Such projects require a level of expertise that comes from years of experience.
